Drainage & French drains in Tukwila: what to know
The city’s plan says impervious surfaces and lost wetland function have caused periodic local flooding on some streets and private lots without adequate surface water infrastructure, and that natural drainage corridors have been altered or culverted. On the hillsides, where upland till restricts downward flow, a curtain drain cut across the slope above a wet yard can intercept water moving sideways.
Near any of those creeks, the critical areas code sets the layout. It puts a 100 foot buffer on fish-bearing streams and 50 to 80 feet on smaller ones, measured from the ordinary high water mark, and wetland buffers run from 50 to 300 feet by rating, so an outlet on the stream side of the lot may be ruled out.
Permits and rules in Tukwila
Tukwila adopts the 2021 King County Surface Water Design Manual, and any activity that triggers drainage review under it needs a City permit. The exemption sheet does not list French drains or excavation as exempt. Before we quote, we look up whether Public Works treats your trench and outlet as a drainage review item, and whether a stream or slope buffer applies.
Rules change and vary by parcel, so we confirm the current requirements with the city before we start.
How we approach it
- Dig a test hole to find where till stops water and where it travels
- Check critical area layers for stream, wetland, and slope limits on the outlet side
- Run downspouts in solid pipe to a legal outlet, apart from perforated lines
- Keep discharge on your lot; the permit holder answers for downstream damage

Questions from Tukwila homeowners
Where can my yard drain water go in Tukwila?
To a spot on your own lot where it can spread out or soak in, or to a connection Public Works accepts. The surface water code bars illicit connections and sewer lines are off limits. The permit holder is also responsible for damage the discharge causes downstream, so we settle the outlet before digging.
Do I need a permit for a French drain in Tukwila?
It can need one. The exemption sheet says work not on its narrow list requires a permit, and French drains and excavation are not on that list. Drainage review under the King County manual also brings a City permit. We ask the Permit Center how your trench is classified before digging.
My Tukwila yard near the Green River stays wet. Will a drain fix it?
Maybe not. The shallow aquifer under the valley floor connects directly to the river, so the water may rise from below, and a gravity drain needs somewhere lower to go. Flood zone and shoreline rules also apply near the water. We test the soil and read the flood layers before promising a fix.
