Covington ground, weather, and permits
Covington occupies the southeast corner of the Soos Creek Plateau, between the Cedar and Green River valleys, near where Soos and Jenkins creeks meet. King County’s historic survey calls the plateau soils gravelly. The city’s critical areas code names Alderwood and Everett among the erosion-prone soils it flags on slopes. Alderwood sits on a dense, extremely firm layer roughly 20 to 40 inches down, and the soil survey records a perched water table in it at times from December through April. Everett is outwash gravel that drains freely. Which one lies under your lot is a parcel question.
The Community Development Department handles building, grading, drainage review, and right-of-way permits. Water and sewer come from districts rather than the city, and stormwater work follows Ecology’s manual instead of King County’s. Big Soos Creek, Jenkins Creek, and Pipe Lake are regulated shorelines, and the critical areas code adds buffers for streams, wetlands, and steep slopes. Walls start needing their own permit at three feet. Before pricing, we pull the permit, buffer, and utility details for your parcel.
Nearby, we also build in Maple Valley, Kent, Auburn, and Renton, and we serve the rest of Pierce and South King County.
