Concrete overlays in Edgewood: what to know
Edgewood properties often have more concrete than the typical city lot: long driveways, sizable patios, and in some cases a shop or detached garage floor. If those slabs are solid but worn, resurfacing can renew a large area for less than a tear-out.
Garage and shop floors are a good example. A resurfaced floor can cover surface wear and stains, then get a finish that cleans up easily. But we always look at the slab’s condition first. If a slab has settled or the base is washing out, an overlay will only hide the problem for a short while, and we’d rather tell you that than take the job. On a long driveway, the joints deserve a close look too. Joints that have opened over the years have to be repaired before an overlay goes on, or they telegraph through the new surface as lines, so we mark them during the inspection and tell you which ones need work.
Permits and rules in Edgewood
Resurfacing an existing slab typically doesn’t change the footprint or the grade, so permit requirements are generally minimal. HOA rules about exterior color and finish can still apply, and changes that add area or alter drainage may bring other rules into play. Widening a driveway while resurfacing it is a different job, closer to new paving than to a surface refresh. We confirm what applies with the City of Edgewood before we start.
Rules change and vary by parcel, so we confirm the current requirements with the city before we start.
How we approach it
- Inspect the slab for settlement, active cracks, and drainage problems
- Repair cracks and spalls, then clean and profile the surface for bonding
- Match the finish to the use: traction outside, easy cleaning in the garage
- Seal the surface and walk you through maintenance

Questions from Edgewood homeowners
Can you resurface an Edgewood garage or shop floor?
Yes, if the slab is sound. We prepare the surface, repair cracks and spalls, apply the overlay, and seal it with a finish suited to the way you use the space.
Is an overlay a good fix for a settled driveway in Edgewood?
No. If the slab has settled or heaved, an overlay will crack and settle with it. We’d recommend replacing the section and fixing the base.
Can I choose the pattern and color of an Edgewood overlay?
Yes. Stamped patterns, stains, and integral colors are all options. On a very long driveway, a plain broom or light texture often reads better than one pattern repeated over a huge area. HOA rules may also limit exterior colors.
