Concrete overlays in Federal Way: what to know
Federal Way has plenty of concrete from the 1980s and 1990s that is sound underneath but dull, stained, or flaking on top. Shaded, damp yards also leave patios and walkways slick and discolored with moss and algae.
An overlay can fix that, but only if the slab below it is in good shape. We check for settlement, active cracking, and drainage problems before recommending resurfacing. When the base has failed, replacement is the honest answer, because an overlay only follows the movement of what’s under it. When resurfacing is a fit, we prepare the surface, repair cracks, apply the overlay, and seal it for wet-weather use.
Drainage is the other thing an overlay can’t fix. A thin overlay follows the slope of the slab it covers, so a patio that sheds water toward the house will still do that afterward. If the grade is wrong we say so up front, and sometimes the better job is to replace the slab or add a drain.
Permits and rules in Federal Way
Resurfacing an existing slab doesn’t usually change its footprint, so permit needs are typically minimal. If your project adds area or changes grade, or if your HOA regulates exterior finishes and colors, those rules still apply. Overlay work near a steep slope or a mapped critical area can also draw extra review. We confirm what applies with the City of Federal Way before we start.
Rules change and vary by parcel, so we confirm the current requirements with the city before we start.
How we approach it
- Inspect and test the slab before we quote
- Clean, repair, and profile the surface for a strong bond
- Pick a texture for traction as well as appearance
- Seal it and explain what maintenance to expect

Questions from Federal Way homeowners
Can an overlay hide cracks in my Federal Way driveway?
It can cover hairline cracks that have stopped moving, once they’re repaired. Cracks that are still moving will come back through the overlay, so we find the cause first.
Can a Federal Way overlay be made slip resistant?
Yes. Textured and broom-style finishes, along with slip-resistant sealers, are common choices for wet, shaded areas.
How long does an overlay last in Federal Way?
It depends mostly on surface prep, traffic, and how well it’s sealed and maintained. We’ll explain what to expect for your slab when we inspect it.
