Patios & stairs in Federal Way: what to know
Many Federal Way lots slope, whether it’s a gentle fall toward the back fence or a real grade change near the lakes and the Sound. That puts steps and landings in the plan as often as the slab itself.
Finish matters in this climate. A broom or lightly textured finish, exposed aggregate, or a stamped pattern with a slip-resistant sealer all hold up better when wet than a smooth trowel finish does. We also grade every patio to shed water away from the foundation. With glacial till close to the surface in much of the city, water that runs toward the house doesn’t have many places to go.
Permits and rules in Federal Way
A slab-on-grade patio generally doesn’t need a building permit, but that can change if the patio is raised above grade, attached to a structure, or includes stairs and guards that fall under the residential code. Setbacks and lot coverage limits can apply, and so can HOA rules. We check the specifics with the City of Federal Way and with your HOA, if you have one, before we start.
Rules change and vary by parcel, so we confirm the current requirements with the city before we start.
How we approach it
- Lay out the patio around doors, grade, and the path water takes
- Choose a finish for wet-weather traction, not just looks
- Build stairs with consistent risers and code-compliant dimensions
- Seal the surface and explain how to keep moss and algae off shaded areas

Questions from Federal Way homeowners
What patio finish holds up in Federal Way’s rain?
A broom finish, exposed aggregate, or a textured stamped pattern with a slip-resistant sealer. All three give your feet something to grip when the surface is wet.
Can you build steps down from my patio to a sloped Federal Way yard?
Yes. We plan the grade first, then lay out the steps so every riser is the same height and the landing drains. Longer flights usually need a handrail.
How soon can I use a new patio in Federal Way?
Foot traffic is usually fine after a day or two. Give it a few more days before heavy furniture or a grill goes on it. Cold weather slows the process.
