Concrete Overlays in Tacoma, WA

Resurfacing fits sound slabs that have gone rough, stained, or patchy. It does not fix concrete that has moved. We apply stamped, textured, and smooth overlays after judging what is underneath.

Concrete overlays in Tacoma: what to know

Slabs in Tacoma’s older neighborhoods often carry decades of patches, mismatched pours, and weathered surface. If the concrete underneath is stable, an overlay can pull all of that into one finish. The test is movement: a slab that has sunk, tilted, or opened wide cracks will carry those defects straight through a new surface.

The sidewalk is the exception. Tacoma’s sidewalk program says a walk that looks worn but is structurally sound is not substandard, while sunken, lifted, or widely cracked sections are, and the abutting owner answers for those. A coating will not cure a lifted slab. Where the sidewalk is concrete, the driveway code also calls for Portland cement concrete from curb line to sidewalk line, which points a failed apron toward replacement.

Permits and rules in Tacoma

An overlay on a private slab leaves the footprint alone, so Tacoma’s building rules rarely come into it. The open question is whether the city counts resurfacing as replaced hard surface, which matters at the 2,000 square foot site development threshold. Anything on the sidewalk or apron is right-of-way and needs a right-of-way construction permit. Before we quote, we check with the city on how it treats your slab.

Rules change and vary by parcel, so we confirm the current requirements with the city before we start.

How we approach it

  • Sound the slab for hollow spots, settlement, and cracks that still move
  • Treat the sidewalk and apron as city property and ask first
  • Repair old patches so they don’t telegraph through the overlay
  • Pick a texture with grip for shaded, damp walks and steps

Questions from Tacoma homeowners

Will an overlay satisfy the city if my Tacoma sidewalk is flagged as unsafe?

No. Tacoma flags sections that are sunken, lifted, or badly cracked, and those need reconstruction under a right-of-way permit, not a surface coat. A worn but sound sidewalk isn’t flagged at all. Call the city Permit Center before choosing a repair.

Can an old patched driveway in Tacoma be resurfaced as one piece?

If the slab is stable, yes. We repair the patches and old joints, then cover the whole surface so color and texture match. A section that has settled gets replaced first, since an overlay would follow it down.

Does resurfacing my driveway count toward Tacoma’s 2,000 square foot hard-surface rule?

We don’t assume. The tip sheet counts new or replaced hard surface, and a surface coat is not clearly either one. We ask Planning and Development Services how it treats your project and tell you the answer before we quote.
