Concrete, retaining wall, and drainage contractor in Spanaway, WA

Spanaway has no city government. It is an unincorporated community in Pierce County, spread over flat prairie ground around Spanaway Lake and the Pacific Avenue corridor, and most of its homes are single-family. We build concrete flatwork, retaining walls, and drainage here under county rules, not a city’s.

Spanaway ground, weather, and permits

Spanaway sits on a glacial outwash plain, not on the dense till found in much of the Puget Sound lowland. The federal soil survey named a soil series after the place. The Spanaway series is described as somewhat excessively drained, with gravelly sandy loam grading to extremely gravelly sand within roughly two feet of the surface. Rain mostly soaks in. The county’s Spanaway Lake plan notes few surface streams in the watershed. The exceptions are lots near the lake, the large Spanaway Marsh, and the creeks, plus any spot where soil was filled or compacted. Whether a yard stays wet is a lot-by-lot question here, not a regional one.

Because Spanaway is unincorporated, building permits come from Pierce County Planning and Public Works, not a city hall. The county reviews driveway approaches and other work in its right-of-way, applies its own stormwater rules to new paved surface, and maps wetlands, flood hazard, and aquifer recharge areas as critical areas. Lots on septic or a private well get an added screening step. We check what applies to your parcel before we quote.

Nearby, we also build in Lakewood, Puyallup, Tacoma, Edgewood, and Bonney Lake, and we serve the rest of Pierce and South King County.
