Concrete overlays in Spanaway: what to know
The median Spanaway home dates to 1989, so a lot of concrete here has had thirty-plus winters. Gravelly, freely draining ground is kind to the base under a slab, so surface wear is more often the problem than settlement. We still check for the exceptions: a filled utility trench, root heave, and low spots near the lake or creeks where the ground stays wetter.
Thickness is the local catch. An overlay adds height, and at a garage door, a porch step, or the driveway lip at the road, even a small increase can change how water moves. Pierce County treats paving that leaves grade, drainage, and width alone as generally permit-free, so we keep the buildup thin and feather it where it meets existing edges.
Permits and rules in Spanaway
Resurfacing a slab on your own lot generally stays within the county’s no-permit territory, as long as grade, drainage, and width do not change. The county right-of-way is different. Any work there needs approval from Pierce County Planning and Public Works, so the apron at the street is left out of an overlay unless the county agrees. HOA covenants on color and texture may also apply. We look up how the county treats resurfacing a slab before we apply a coat.
Rules change and vary by parcel, so we confirm the current requirements with the city before we start.
How we approach it
- Sound the slab for hollow spots, root heave, and trench settlement before pricing
- Feather the overlay at garage doors and porch edges to hold grade
- Keep prep slurry and wash water off bare ground and out of drains
- Stop at the right-of-way line unless the county approves the apron

Questions from Spanaway homeowners
Is an overlay worth it on a 1990s Spanaway driveway?
If the slab is flat and the cracks have stopped moving, often yes. A gravelly base here tends to hold well, so surface wear is the common problem. Sections that heaved from roots or settled over an old trench get repaired or replaced first.
Can you overlay the apron where my driveway meets the county road?
Not without county approval. The apron sits in the right-of-way, and Pierce County Planning and Public Works must approve work there. We can end the overlay at the right-of-way line and leave the apron alone.
Will an overlay raise my garage threshold in Spanaway?
Slightly. Any overlay adds thickness, so we feather it out at doors and steps to keep water running away from the house. If the added height would matter at a threshold, we tell you before starting.
