Concrete, retaining wall, and drainage contractor in Normandy Park, WA

Normandy Park is a residential city on about three miles of Puget Sound shoreline, with Burien to the north and Des Moines to the south. Many of its homes date from the late 1940s and early 1950s, on lots cut by bluffs and creek ravines. We build concrete flatwork, retaining walls, and drainage here from our base in Federal Way.

Normandy Park ground, weather, and permits

The critical areas code names marine bluffs and ravines among its landslide hazard areas, and it treats slopes steeper than 15 percent with 20 feet of relief as erosion hazards. Walker Creek runs through a ravine in the city, and King County’s photo tour shows bank erosion north of SW 171st Street, photographed again in the December 2007 flood. Glacial sediment dominates the Puget Lowland and varies lot to lot, which is why the city asks for soils or geotechnical reports on hazard slopes.

Permits run through Community Development, and right-of-way use applications go through the city’s SmartGov portal. Stormwater follows Ecology’s 2019 manual, with a separate city manual for small residential projects. The Shoreline Master Program reaches 200 feet landward of the Puget Sound high-water line and covers the lower reaches of Miller and Walker creeks. Before quoting, we look up the mapping and the permit path for your parcel.

Nearby, we also build in Burien, Des Moines, White Center, Tukwila, and Federal Way, and we serve the rest of Pierce and South King County.
