Fife ground, weather, and permits
Fife sits on the Puyallup River valley floor, roughly 20 feet above sea level, and the water table is only 10 to 15 feet down in parts of the city. The city’s own low impact development code asks for groundwater depth through every season and, where it matters, the tide cycle. The southern part of the city is in the Puyallup River floodplain, and mapping for the Tacoma Dome light rail project rates the Fife station sites high for liquefaction. Plan on soft, wet ground with very little natural fall.
Building permits come from the City of Fife’s Community Development department. Right-of-way, grading, and storm drainage permits go through engineering and Public Works, and all of it is filed in the city’s online permit portal. A separate flood chapter applies inside mapped flood hazard areas, and critical areas review can reach parcels within 225 feet of a mapped critical area. Before we quote, we look up which of these apply to your parcel.
Nearby, we also build in Milton, Edgewood, Tacoma, Puyallup, Federal Way, and University Place, and we serve the rest of Pierce and South King County.
