Concrete, retaining wall, and drainage contractor in Issaquah, WA

Issaquah sits at the south end of Lake Sammamish, in a valley with Cougar, Squak, and Tiger mountains rising on three sides. Homes run from the valley floor onto the lower mountain slopes, and the Land Use Code gives Olde Town, Issaquah Highlands, and Talus their own standards. From our base in Federal Way, we build concrete, walls, and drainage here.

Issaquah ground, weather, and permits

Under the valley, a deep glacial trough that Lake Sammamish now partly occupies holds several hundred meters of glacial and postglacial sediment, according to the USGS geologic map of the area. The slopes are different ground. A geotechnical report filed with the city for a Squak Mountain lot found loose silty soil over dense glacial till, plus a pocket of old fill with debris and perched water. Coal was mined here from the 19th century, and the city’s critical areas chapter regulates coal mine, erosion, landslide, steep slope, and peat settlement areas.

Community Planning and Development runs the Permit Center, and most applications go through MyBuildingPermit.com. Clearing and grading sits inside a Site Work permit, walls over four feet need their own building permit, and right-of-way work and floodplain work are separate permits. Issaquah Creek, its East and North forks, and Tibbetts Creek all have mapped floodplains. Which of these touch your lot depends on its address.

Nearby, we also build in Newcastle, Mercer Island, Renton, Maple Valley, and East Renton Highlands, and we serve the rest of Pierce and South King County.
